Scott Sandage Companies has launched a "THREE POINT HOME OWNERSHIP PROGRAM" that offers homebuyers more options than any other Louisiana homebuilder. Whether a potential buyer wants their mortgage guaranteed, a lower interest rate, or free upgrades, this program provides more options than any other. All three programs were developed by consumer focus groups, experience that Sandage Companies has in residential home building, and the NAHB of which Sandage is an active member. Nationwide, homebuilders recognize that the economy and negative media have willing and able buyers sitting on the fence and unsure as to the timing to buy. The majority of potential homebuyers just need some assurances before they make the decision to purchase a new home. THE NEW HOME BUYERS PROTECTION PROGRAM
You may have heard of automotive companies implementing this same type of program. Our plan guarantees a homebuyer in the event they lose their job within two years of the purchase, Scott Sandage Companies will pay up to $1,000 per month for six months. Paying a customer's mortgage payments for six months will give them a chance to recover from a job loss, and make decisions without the pressure of a monthly note or the fear of ruining their credit. To qualify, buyers must live in one of Sandage's homes for 70 days and must have been employed at the same job for at least 12 months prior to occupancy. If a customer should lose his or her job as a result of economic conditions, payment assistance will be made for the share of the income that spouse provides. If the spouse provided 70% of the income, then $700 per month will be made by Sandage; a single homebuyer will get the full mortgage payments made up to $1000.

THE INTEREST RATE BUY-DOWN PROGRAM
Under this Sandage Program, if a homebuyer does not have job-loss concerns and is looking for the best interest rate possible, Sandage Companies will provide it's homebuyer with the option of an interest rate reduction payment being made by Sandage. Basically, we will pay a fee to your lender to reduce their interest rate. This interest rate reduction can make a huge difference over a long period of time. (i.e., if the mortgage amount is $185,000, and we get our customers rate reduced by .5%, that savings over 20 years is significant.

This third Sandage Program is for the customer who is not interested in the protection plan or rate buy down program. It provides a way for us to give our customers something special for FREE! What it boils down to is offering those customers that are perhaps retired and paying cash a FREE OPTION that they are not accustomed to having, whether it's a fenced in yard for the family pet, an awesome outdoor grill, or a natural gas generator for the storm season; just choose one, IT'S INCLUDED! No extra charge.
